Opened in September 2018, Chapman Stables is a 114 unit residential condominium project with inclusionary zoning units and a retail cafe. The project consists of an “addition” to an existing historic building. The existing building, the Chapman Coal Company Garage and Stables, is listed on the National Register of Historic Places. Adapted from a coal yard and horse stable to an automotive service and parking garage, the latest adaptive re-use of the original twenty-five thousand square foot structure results in an expanded condominium building with related amenity spaces and features a central lushly-planted courtyard. The project celebrates this historic resource by preserving the early twentieth-century light industrial detailing of the building while providing a modern design and functionality including sleek linear kitchens with mobile kitchen islands, extensive green roof, and wifi throughout the building.
The project required coordination and multiple approvals from the community, city agencies and the Historic Preservation Review Board. Chapman Stables and the project team of Studio Twenty Seven Architecture, Design Army, and Sigal Construction won the 2019 Exemplary Residential Building Award from AIA Washington, DC chapter.
