Distressed Asset Restructuring
We have completed real estate portfolio and asset restructuring work with a number of institutional clients including Cigna, Aetna, Principal Financial Group, and TIAA, and debt restructuring work with Fannie Mae.

Institutional Partners
Four Points and its Senior Executive Team has co-invested with, or invested for, a number of institutional partners including TIAA, Fannie Mae, Principal Financial Group, CGR/Rodamco, ELV, Sunwater Capital and Greencourt Capital, Inc.

Dispositions
The Four Points Senior Executive Team has led the disposition of more than $1.72 Billion in more than 12 pooled-asset sales, debt transactions, and joint venture transactions.

Public-Private Partnerships
Four Points Team has extensive experience with major public-private partnerships including the $800 Million Pennsylvania Station Redevelopment project, the $7 billion redevelopment of the World Trade Center, the $3 Billion Dulles Metrorail Project, and the UNCF Headquarters Development.

Development and Construction Management
The Four Points team has provided third-party fee development and construction management services across a wide spectrum of projects, and is well-positioned to assist in medium-to-large public or private projects that involve complex entitlements, design/engineering, financing, and construction issues.

Corporate Build-to-Suits
The Four Points Team has experience with both fee, joint venture, and co‐investment development projects including corporate build‐to‐suits - most recently for Freddie Mac, Northrup Grumman, and the United Negro College Fund.

Structured Finance
FP Capital Partners works with clients to provide Structured Finance and Advisory services. Those include Co-GP, GP, and LP equity investing, as well as mezzanine debt, preferred equity, and senior debt. The Private Capital practice provides a variety of options to investors looking for programmatic long-term relationships and non-traditional structures. FP Capital Partners principals have more than 25 years of experience in capital raising, structured finance, and advisory services across a variety of asset classes. Collectively, they have raised more than $20 Billion in debt and equity. In addition to providing a variety of capital alternatives, Four Points provides asset management, zoning/entitlement, and development expertise. FP Capital Partners’ Private Capital Group was created to provide clients with direct access to family offices and high net worth investors. Our Family offices are focused on securing relationships with best-in-class local operating partners.

Property Management
Four Points subsidiary, FP Property Management, offers full turn-key commercial property management services across the Four Points portfolio and for our Institutional and joint-venture partners.

Large Scale, Mixed-Use, Multi-Phase Master Development and Land Development
Four Points has the necessary experience to take on large, complex, multi-phase development projects.  With its origins in West Group’s +$1B mixed-use development portfolio and asset base in Northern Virginia and its co-founder’s experience with large, phased mixed-use development, mixed-use portfolio management, and large-scale master planning, its track record is clear.  Our team has been front and center in major projects totaling 30 million square feet and ranging in size from one, to more than 10 million square feet - including the redeveloped World Trade Center, Tysons Corner, Reunion Square, and Eisenhower Center.

Historic Preservation

The Four Points Team has extensive historic preservation, SHPO, and Section 106 experience involving historic districts and the redevelopment and adaptive reuse of historic buildings from simple contributing structures to prominent historic landmarks on the National Register.

Relevant experience with adaptive reuse of major National Historic Landmarks on the National Register include:

  • The James A. Farley Post Office Building in New York,
  • The St. Sava Cathedral in New York
  • The Forrest-Marbury House in Washington, D.C.
