The Rhyth

The Rhyth is a planned mixed-use project including 262 rental apartment units and 11,500 sf of new retail. Located one block north of the City’s Central Park and immediately adjacent to our recently delivered, fully leased GeerHouse project with its cross-block linear pedestrian park. The project fronts on two of Durham’s most prominent streets – spanning across the block from Rigsbee Avenue to Foster Street - with a third side that fronts the linear park. The ground floor of the Rigsbee and Foster sides features café-style retail with outdoor dining plazas, while the retail lining the linear park will complete that promenade, similar to a two-sided European pedestrian shopping street.

The new building responds to an increasing level of quality among competing buildings in Durham. Resort-style finishes and amenities, complete with a waterfall, will set a luxury tone to appeal to the upper end of the renter market. The main lobby features a two-story entrance off Rigsbee Avenue, connected via a stairway to additional levels – an open mezzanine for co-working and an upper level for lounges, fitness and a show kitchen – all leading to the courtyard with a grilling area, fire pit and outdoor pool, which connects to the waterfall. The apartment unit layouts incorporate work-from-home features and include floor-to-ceiling windows, sleek island kitchens and elevated finishes.

The project required a site plan approval process and coordination of multiple approvals for the relocation of a major City utility within the site.  It has qualified through NCDEQ for the Brownfields Program with its real estate tax abatement. The project team includes Studio Twenty Seven Architecture as the design architect, Cline Design as the architect of record, Thomas and Hutton as the civil engineer, and John Moriarty Associates as the general contractor.
